Everyone Thinks This Market Moves Fast. The Sold Data Says Otherwise.

Across the territory for the twelve weeks ending August 30, 2026, homes took a median of 98 days to sell, and the median sold price came in at $572,500.

A buyer called me last month convinced she had to decide on a house the same day she saw it. She'd heard the stories. Multiple offers, cash buyers, no time to think. She wanted to know if that was still how it worked around here.

I told her I'd pull the numbers before I answered.

Here's what the data actually says. Across the territory, for the twelve weeks ending August 30, 2026, homes sold in a median of 98 days. Not two weeks. Not even one month. Three months, give or take, from list to pending. The median sold price over that same stretch was $572,500.

That's not the picture most people carry around in their heads. And it's not because nothing is selling. It's because the pace people expect belongs to a different market than the one that's actually here.

The territory isn't one market anyway. It's several, and they don't move together. In Slate Hill, the median time to pending ran 278 days this period, nearly nine months.

Otisville sat at the opposite end of the same clock. Its median time to pending ran just 31 days this period.

Otisville is also the one breaking from its neighbors on price and volume. Its median sold price fell about 28% this period, and the number of homes sold there dropped about 13%, both moving against the direction most of the territory took.

Warwick moved the other way. Its median sold price rose about 7%, and its sales climbed about 13%.

Washingtonville's median sold price rose about 16% over the same period.

Tuxedo Park's median sold price rose about 44%, with far more homes changing hands than a year earlier.

So what does a 98-day median actually mean for someone sitting across the table from a decision? For a buyer, it means the frenzy isn't guaranteed. There's room to see a house twice, to get an inspection scheduled without racing the clock, to walk away from a number that doesn't work and still find another house next month. Sellers, meanwhile, get a market where sale-to-list ratios came in at a full 100% territory-wide. Buyers aren't lowballing. They're just not sprinting to beat each other to the table the way the folklore suggests.

None of this means a good house sits forever. It means the overall pace has room in it that most people don't expect until they've been in the market a few weeks. About 39% of sales across the territory closed above asking price this period, which tells you plenty of houses still draw real competition. They just aren't the whole story, and neither is the slow end.

What I'd watch next: whether Otisville's drop is a one-period blip or the start of something, and whether Slate Hill's long timeline starts to shorten as its listings work through. Those two markets are the outliers right now, and outliers are usually where the next real story starts.
